Services included in monthly fee

• Collect and deposit rent.
• Complete computerization of deposits and disbursements to produce balance sheets at any time and year-end account summary.
• Bookkeeping. (Regular bill payments and checking account maintenance)
• Advertise for, screen and place new tenants.
• Handle apartment registrations, lease renewals, rent increase and all tenant related issues.
• Coordinate repairs and maintenance.
• Provide detailed monthly summary of all the above.
• Available for 24 hours/7day emergency service.

Labor Rates:

• Monday thru Friday (6am to 6pm)  - $55/hour
• Monday thru Friday (After 6pm)     - $75/hour
• Saturday (8am to 4pm)                   - $75/hour
• All other non-holiday hours             - $95/hour
• Holiday hours(1-hour minimum - no charge for first hour for estimates) - $125/hour

Management Rates:

• 1-15 Units                     - $100 per Unit
• 16-25 Units                   - $85 per Unit
• 26 Units and over         - Call for rates

Requirements to manage property:

• Tenant/lease information
• Regular disbursement list
• Details on current procedures
• Management contract
• Management company listed as "Named Insured" on insurance policy.

Notes:

• Management fee is based on NUMBER OF APARTMENTS - not rent totals.
• Complete or partial management service is available.
• Contractors of your choice may be employed for any service.
• Our management is based on an active preventative maintenance strategy.
